Having the right realtor to work with is everything. As an investor you need someone that knows how to solve the problems that may come up. For example if you sell your property does that realtor have the connections to handle any problems that may come up.
For example I had a property sold and the appraisal came back low. The appraiser was great and called me direct and I had to explain why I priced it that way and the differences in our listed the property. I also had two other comps that had the sales price ours did. In the end we got our sales price and the property closed.
That is just on example of what type of agent that you need to have in your real estate business. The other resource that and agent need is how to market your property and do open houses on a consistent basis to get potential buyers going through your property. This does two things gets you great feedback on what they think about the property. You can get most of there concerns addressed and have a better home to sell. Sunday Cleveland Real Estate Wrap Up
I wanted to go over 3 news articles that I found to be interesting and give us more information on the Cleveland Market. Watch this video and let me know your thoughts.
This story is talking about the development in Cleveland on the waterfront. The land will be leased and the option is supposed to exercised this June 15th. This project is 28 acres by the water near the Rock n Roll hall of fame (which does not have Boston, Foreigner or 38 special in it). Check out this piece from this article that talks about what will be there.
” Near the Rock Hall, a three-story building would rise on the site of a former skateboarding park. A few dozen parking spaces wrapped by stores and restaurants would occupy the first floor, with roughly 16,500 square feet of offices on the second level and eight penthouse apartments above. Developer Dick Pace, president of Cumberland, describes the building as a microcosm of the much larger project, which could include more than 1,000 apartments, a hotel, more offices and a school.”
That just really makes the downtown a place to settle down in. As it gets nicer the prices everywhere start to rise. I noticed in Chagrin Falls Tanglewood homes have really gone up in price. That subdivision has a great PGA quality golf course that some of the homes are on Click here to view .
Another interesting part of this story was the projected price tag.
“Work on the first two buildings, with a potential $7 million to $10 million price tag, might start in September. I don’t know were else in this country you could build a building like that on the water front for that low. This is really an affordable project and these companies will reap the rewards when it is complete. With the rents rising in the downtown area this project will only help that to continue making the downtown a great place to live and helping the surrounding cities property values grow.
